Looking for a neighborhood that seems to have it all?  A quick look at The Ranch at Brushy Creek might be in order.  Situated in the southwest corner of Williamson County, this neighborhood is booming with activity.  New home builders are busy and the trails around the neighborhood lead to some great parks and a big community pool.

Location:

The Ranch at Brushy Creek can be accessed off Parmer Lane just north of Brushy Creek Road or about 1/2 mile south of FM-1431.  There is also a side entrance to the neighborhood off Brushy Creek Road.  Within 5 miles you have easy access to Toll 183A, Toll 45 and FM-620.  If commuting to downtown Austin is a requirement, the Capital Metro Rail line station at Lakeline Blvd is only 4 miles away.

Homes:

With 700 homes already built, and rapidly expanding, The Ranch at Brushy Creek is one of the fastest growing neighborhoods in the North Austin area.  Most houses in this neighborhood are 2000sqft and larger and typically start in the mid-$200k’s.  Some sections have considerably more custom made homes that are up to 5000sqft and approach the $600k’s.

If you are looking for a quick move-in purchase of a house, there are typically pre-owned homes available throughout the neighborhood.  At any given time, the current set of new home builders may have inventory available.  As we have covered before, we can often negotiate fantastic deals on new inventory homes.  The current set of builders include:

Schools:

School district boundaries are a hot topic in central Texas, and this neighborhood isn’t immune to the discussion.  Luckily, residents of The Ranch of Brushy Creek get to send their kids to great schools.  The unfortunate part, is that the neighborhood is nearly split down the middle between the Round Rock ISD (feeding into Round Rock HS) and Leander ISD (feeding into Vista Ridge HS).  Both are exceptional school districts, but you will need to check with your real estate professional (hopefully you pick ME!) to find out exactly which district the house you are interested in belongs.
