How can I do this? Traditionally, the seller pays the buyer’s agent a 3% commission on the price of the home. I can give you part of my commission, as a rebate, of up to 1%. * This rebate program is only available on residential house purchases with contracted prices greater than $150,000, and where permitted under state and federal law.  Does not apply to land and lot purchases.  In rare instances, rebates are prohibited by the client’s lender(s), in which case Flex Real Estate (my broker) will keep all commissions and incentives.  Rebate cannot exceed and must be applied to actual closing costs and cannot be distributed outside of closing.  A rebate can only be applied to the party or parties named as the “buyer(s)” or “borrower(s)” on the HUD-1 Closing Statement or equivalent official closing statement and cannot be disbursed to a third party.  The rebate will be based on the same purchase value the Buyer’s Agent commission is based.
